PAYMENT DUE
To reserve a vacation rental home, a deposit of 20%or $200 whichever is greater is required at time of booking. The balance is due 6 weeks before your arrival.
SECURITY DEPOSIT
A refundable security deposit of $300 is required with your final rent payment. This security deposit will be refunded within two weeks following your departure provided there is no damage or excessive cleaning charge.
PAYMENT METHOD
We accept personal checks * (US), bank checks, money orders, or credit card payments via Paypal.
* Please allow five to ten (5 to 10) business days for personal checks to clear.
* A fee of $25 will be charged if a check is returned to us by the bank due to Non-Sufficient Funds (NSF) and will become added rent due with the balance.
* If paying full rent by credit cart, a transaction fee may apply.
CANCELLATION POLICY
All cancellations must be made in writing. All reservations require a Non-refundable $50.00 Administrative/Processing Fee.
If you should have to cancel your reservation, Owner will make every effort to re-rent your reserved home/condo. If Owner is able to re-rent the home for the same rate and time, your total payment minus the $50 fee will be refunded to you.
In the event of cancellation and if the Owner is unable to re-rent your reserved unit, the following policy applies:
- If you cancel 60 days before check-in: We will issue a credit equivalent to the reservation deposit less a $50 administration fee for future rental with us.
- If you cancel between 59 days to 42 days prior to check in: Your reservation deposit is forfeited. We will not issue any credit.
- If you cancel between 41 days to 14 days prior to check in: We will refund 50% of your total payment minus $50 processing fee.
- If you cancel between 13 days to 7 days prior to check in: We will refund 20% of your total payment minus $50 processing fee.
- If you cancel within one week prior to check-in: We will not issue any refund.
- For No-shows or early check-outs: We will not issue any refund.
ACCESS, ARRIVAL and DEPARTURE
Access codes will be provided to you once full payment is received. Check-in is 4:00pm on the day of arrival. Check-out is 10:00am in the morning of departure. Early check-in and/or late check-out will be accommodated when possible, but must be requested in advance.
UTILITIES
Rental fees include electricity and water charges, cable TV and telephone. Pool heat, where applicable, runs an additional $20 per day. Please request pool heat at the time of booking since it can take 24 hours to heat the pool to its optimum temperature. We recommend pool heating between the months of October and March.
INSURANCE
Renters are advised to take out adequate vacation insurance to cover all possibilities such as cancellation, accident, sickness and damage.
LIABILITY
The Owner or its property management company does not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects caused as a result of the use of the house including pool or spa. It is the responsibility of an adult member of the party to ensure that children are always properly supervised when using the pool, spa and surrounding area.
FORCE MAJEURE
Neither the Owner nor Management company can be held responsible or be liable in respect of loss, damage or changes caused by Force Majeure (eg. Strikes, floods, weather condition, closure of Airport or other events beyond our control).
UNFORESEEN CIRCUMSTANCES
If the rental property becomes unavailable or uninhabitable, Owner or Management Company reserves the right to move a guest to a comparable location accommodating the same number of persons and within the same price range. Owner cannot guarantee availability or comparability of other properties. Owner and Management Company are not liable for any acts of nature or major mechanical failure that would prohibit or limit the use of a property.
NO SMOKING POLICY
Please note this property has a No Smoking Policy.
PETS
No Pets allowed in this property.

If you discover any bugs during your stay, please notify Owner immediately.
